Are you licensed to manage property?

Yes, we are a licensed real estate and property management company registered with the Florida DBPR.

How much can you rent my property for?

We constantly monitor current market conditions which allow us to rent your property at its highest possible value. We keep abreast of current affairs through memberships in the National Association of Residential Property Managers, Orlando Association of Realtors and the National Association of Realtors. We stay “on top” of the property management business by staying well informed.

How much is your management fee?

Single Family: $99/month flat fee.  Multi-Unit: $99/month flat fee per unit.

Do you charge a fee for managing a vacant property?

No

When do owner payments/statements go out?

All owner ACH payments go out on the 15th of every month.  Those payments typically arrive in your bank account on the next day.  We send out all statements on the 15th of every month.

How do you market a property?

Our extensive marketing and advertising program places your Central Florida property across top rental sites such as: Zillow, Trulia, Hotpads, Craigslist and many more. We’ll also post your rental property to social media websites like Facebook and Pinterest, and even make a YouTube video at no cost to you. Additionally, as part of our standard property management agreement, your rental property will also be placed in the Multiple Listing Service (MLS) which helps to guarantee the most exposure possible to potential tenants.

How much do you charge to place a tenant?

$499 with a 1-year placement guarantee.  Multi-Unit $250 with a 6-month placement guarantee.

How do you screen tenants?

Our tenant screening process is the best in the industry. We start with a very comprehensive application form. We conduct a thorough screening on potential tenants that includes: credit and criminal background checks, national terrorist action list, sex offender’s registry, employment and residential verification, and a screening for bankruptcy and past evictions — at no additional cost to you. We handle everything from moving your qualified tenant in to rent collection and all other day-to-day affairs pertaining to your property. Our eviction to rent-up ratio is very low because we rigorously qualify tenants before we rent to them.

How will you maintain my property?

We help avoid costly repairs by routinely inspecting your property, and we regularly perform preventive maintenance tasks to remedy small problems before they become large ones. We have working relationships with many contractors, painters, electricians, gardeners, and handymen. We always use highly qualified, yet reasonably priced personnel to get maintenance jobs done right. Since we deal with maintenance problems on a daily basis, we know how much repairs should cost and how long they will take to complete.

Do you charge a marketing, advertising or other hidden fees?

No

Do you mark up vendor performed work orders?

No

Do charge for evictions?

We do not charge for our portion of the eviction process however the 3rd party servicer we use does charge for filing court papers and working the case once it is filed with the court.

Do you handle Section 8?

Yes, we currently manage Section 8 tenants and are familiar with the various rules and regulations.

What’s the process to sign up?

We need a signed Property Management Agreement and Owner Onboard Packet completed by the owner or their designated agent.
